Prestige Realty registers you as a REN with BOVAEP under the agency, runs a structured onboarding programme, and supports your first 90 days. No prior experience is required — just higher-secondary education (SPM/STPM or equivalent) and the willingness to learn.

How much do real estate agents earn in Malaysia?

Real estate negotiators in Malaysia are paid purely on commission — typically 2% to 3% of a property's sale or rental value, shared with their agency. There is no basic salary. A new REN closing a handful of KL deals a year can earn roughly RM30,000 to RM100,000, and consistent top performers earn well beyond that. Income is uncapped but depends entirely on closed transactions.

Is becoming a REN worth it in 2026?

For self-motivated people, becoming a REN in 2026 is worth it: start-up cost is under RM900, no degree is required, and you can begin part-time. Income is uncapped but 100% commission-based, so the first three to six months are the hardest. With a supportive agency such as Prestige Realty, most new negotiators close their first deal within two to six months.

Do you need a degree to become a real estate negotiator in Malaysia?

No. You do not need a university degree to become a real estate negotiator (REN) in Malaysia. You need higher-secondary education (SPM, STPM, A-Level, Pre-U or equivalent), to be aged 18 to 60, and to complete the mandatory 2-day NCC course. A sponsoring agency then registers you with BOVAEP.

How long does it take to get a REN tag in Malaysia?

With a sponsoring agency's support, most candidates complete the 2-day NCC course and receive their BOVAEP REN tag within 4 to 8 weeks. The NCC certificate stays valid for 12 months, within which you must register through a licensed agency such as Prestige Realty.

How do I become a Real Estate Negotiator (REN) in Malaysia?

To become a REN in Malaysia: attend the mandatory 2-day Negotiator Certification Course (NCC) regulated by BOVAEP; join a BOVAEP-registered agency within 12 months of your NCC certificate; the agency submits your application (NCC certificate, IC, photo, employment letter) to BOVAEP; and BOVAEP issues your REN tag within 7–14 working days. The annual REN Renewal Programme keeps the tag active.
